1. Booking and Confirmation

A booking is confirmed once the required payment has been received and a written confirmation has been sent by the host.

The person making the reservation must be at least 18 years of age and is responsible for ensuring that all members of their party comply with these Terms & Conditions.

2. Payment

Payment terms will be specified during the booking process and in the booking confirmation.

Failure to make payments by the agreed deadlines may result in cancellation of the reservation.

3. Cancellation Policy

Free Cancellation

Guests may cancel their reservation free of charge within 24 hours of booking, provided the booking was made at least 7 days before the scheduled check-in date.

Cancellations More Than 14 Days Before Arrival

If a reservation is cancelled more than 14 days before the arrival date, all payments made will be refunded in full.

Cancellations Between 7 and 14 Days Before Arrival

If a reservation is cancelled between 7 and 14 days before arrival, 50% of the total booking amount will be refunded.

Cancellations Less Than 7 Days Before Arrival

If a reservation is cancelled less than 7 days before arrival, no refund will be provided.

Early Departure and No-Shows

No refunds will be given for early departures, delayed arrivals, or no-shows.

We strongly recommend that guests purchase travel insurance to cover unforeseen circumstances.

4. Check-In and Check-Out

Unless otherwise agreed:

• Check-in: from 15:00
• Check-out: by 10:00

Self-check-in instructions may be provided prior to arrival. Guests are responsible for securing the property during their stay and returning any keys as instructed.

5. Occupancy

Only the number of guests stated in the reservation may stay at the property.

The maximum occupancy for each apartment must not be exceeded without prior written approval from the host.

Parties, events, and unauthorized gatherings are not permitted.

6. Pets

Pets are welcome only with prior approval.

Any applicable pet fees will be communicated during the booking process.

Guests are responsible for supervising their pets at all times and for any damage, cleaning costs, or disturbances caused by them.

Pets must not be left unattended in the apartment unless previously agreed.

7. Guest Responsibilities

Guests agree to:

• Treat the property, furnishings, and equipment with care.
• Leave the accommodation in a reasonably clean and tidy condition.
• Respect neighbors and local noise regulations.
• Comply with all house rules provided before or during the stay.

Guests are responsible for any damage caused by themselves or members of their party beyond normal wear and tear.

8. Damage and Additional Cleaning

The host reserves the right to charge guests for:

• Damage to the property or its contents.
• Missing items.
• Excessive cleaning required after departure.
• Additional costs resulting from violation of these Terms & Conditions.

9. Tourist Tax

Where required by local regulations, a tourist tax (imposta di soggiorno) may be charged separately and must be paid before or during the stay.

The amount is determined by the local municipality and may change without notice.

10. Force Majeure

The host shall not be liable for cancellations, delays, interruptions, or inability to provide accommodation due to events beyond reasonable control, including but not limited to natural disasters, severe weather, government restrictions, pandemics, utility failures, or other force majeure events.

In such circumstances, refunds will be provided only to the extent required by applicable law.

11. Liability

Guests use the property and surrounding areas at their own risk.

The host shall not be liable for:

• Loss, theft, or damage to personal belongings.
• Injury, accident, or illness occurring during the stay, except where caused by the host's negligence as required by law.
• Temporary interruptions of utilities, internet, or services beyond the host's control.

Parents and guardians are responsible for supervising children at all times.

12. Privacy

Personal information provided during the booking process will be used solely for managing reservations, complying with legal obligations, and communicating with guests.

Information will be processed in accordance with applicable data protection laws, including the General Data Protection Regulation (GDPR).

13. Applicable Law

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of Italy.

Any disputes arising from a booking shall be subject to the jurisdiction of the competent courts of Italy.

14. Acceptance

By making a reservation, guests acknowledge that they have read, understood, and agreed to these Terms & Conditions.
